Fortis Design + Build specializes in creative infill projects within emerging neighborhoods. The principals David Polinsky and Andrew Lenahan have completed a wide variety of new construction and adaptive re-use projects in South Florida. With a focus on innovative design and quality construction, Fortis builds better projects that respond to the surrounding cultural context, inspire the creativity of their occupants and contribute to the development of thriving communities.
David Polinsky, Ph.D. is an engineer, real estate developer/builder and local community change agent. He holds a Bachelor’s degree in Civil Engineering from Cornell University, a Master’s Degree in Financial Risk Management from Simon Fraser University in Vancouver and a Ph.D. in Mechanical Engineering from the University of California, Berkeley. After co-founding and running a high-tech company in the Silicon Valley for 20 years, he moved to Vancouver, Canada. From there he developed affordable housing, and luxury loft-style town-home in West Hollywood, California. In 2011, he moved back to Miami where he has been assembling a portfolio of live/work development sites in Wynwood as well as serving as a Director of the Wynwood Business Improvement District and Chair of its Planning and Transportation Committee. His aspirations are to build art-infused, boutique commercial/residential projects that serve as a model for smart infill development in Wynwood and beyond.
Andrew Lenahan is a licensed general contractor with over 11 years of experience building new and rehabilitation construction in Florida. As an executive at our affiliated GC-firm, First Florida Constructors, he has delivered over 2,400 units comprising $216M+ in real estate projects, exceeding three million square feet of mixed-use multifamily, commercial, office and retail space . As a LEED AP, Andrew built the first LEED Certified Silver affordable housing project in Miami-Dade County, and continues to champion efforts for energy- and environmentally-conscious design. A Leadership Miami graduate, Andrew received nomination for the Carlos Arboleya Award and the Coral Gables Chamber of Commerce Rising Star Award. As the Co-Chairman of the Young Constructors Forum, Andrew was awarded YCF Person of the Year for 2011. Andrew currently serves on the board of the South Florida Association of General Contractors. He graduated Cum Laude from the University of Miami’s School of Business and holds a bachelor’s degree in International Finance and Marketing with a minor in Foreign Languages.
Andrew is a real estate development professional with more than a decade of experience. He is a developer, zoning lawyer, educator, and advocate. He has developed more than one thousand market-rate rental apartments at Tecela and CC Residential, and obtained local government approvals for several million square feet of development at Akerman and Gunster. His volunteer activities include serving as a board member of the South Florida Regional Transportation Authority, and vice-chair of the Urban Land Institute's South Florida district council. He has a JD from the University of Michigan and a BA from Boston College."
Todd Guthrie joined the Fortis team in 2017, bringing over 20 years of experience in both public and private accounting specializing in construction and development. He graduated from North Carolina State University where he graduated Magana Cum Laude with a bachelor’s in Science of Accounting. He has held various positions from Controller, CFO and CEO of various companies in a wide range of industries.
Todd has been a licensed GC in North Carolina for over 10 years and where he gained single family home development experience. He is currently completing the development of a 52-acre 83-lot single family home subdivision outside of Charlotte, NC.
Griselle N. Fullana is a Registered Architect with a diverse experience that ranges from architecture, industrial design and construction management. After she graduated from her Master’s in Architecture from the University of Florida in 2006, she went to San Juan, Puerto Rico to work in high end condominium design project. In her free time, she got involved with the collective Urbano Activo, whose work focuses on the reinvention of the city though activation of public spaces. In 2012 their intervention “Iluminaccion” was selected as part of the US Pavilion exhibit “Spontaneous Interventions: Design Actions for the Common Good”, for the 13th International Venice Architecture Biennale.
After many years in design related fields she became part of CSA Group’s team for the Luis Munoz Marin International Airport Renovation in San Juan Puerto Rico, where she got the opportunity to work in the field and paved her way to join Hunt Construction/AECOM with whom she moved on to work in Construction Management for The Miami Dolphins Stadium Renovation. She is 30-hour OSHA certified and licensed with the Florida Architecture Board.
Nicole Ferrarini joined the team in 2016 as a Project Engineer for Fortis combining her real estate knowledge with her architectural and construction backgrounds. She has experience in boutique & luxury hotels, multifamily condominium & rental developments, and high-end custom residences. Nicole’s diverse experience allows her to be strategically positioned within the firm to manage all aspects of the development process from acquisition to design to construction.
Nicole received her Master of Real Estate Development + Urbanism form the University of Miami, where she also graduated cum laude with her Bachelor of Architecture and Certificate of Historic Preservation. She is a member of ULI, U.S. Green Building Council, and is an Associate ASID, and Associate AIA. She previously worked as an Associate at Lefrak and STRANG Architecture. Nicole is also the recipient of the Addison Mizner Medal for Excellence and was selected as Who’s Who in America.
Jesse Kehoe is a real estate development professional with over 9 years of experience of leading projects through all stages of the development process, facilitating and directing commercial projects in California, Florida, and Dublin (Ireland). As a license general contractor he has experience in a variety of project types including Mixed Use Developments, Class A/B Office Space, Multifamily, High End Restaurants, Luxury Boutique Hotels, Townhomes, Historical Property Renovations, Category 5 Rated General Assembly Buildings and Residential Projects totaling over 270,000 square feet of commercial space.
Jesse received his Master of Real Estate Development form Georgetown University, where he graduated Cum Laude, and also holds a Bachelor of Business Administration (B.B.A.) in Marketing/Advertising from Florida Atlantic University. He is a member of the US Green Building Council, ULI, and is currently seeking his LEED AP certification.
